Planning
& Approval
We take the file the last mile. Drawings and documents compiled to the format the department expects, submitted, followed up and defended through scrutiny — with the Town Planning department, the Collectorate and local bodies — until your layout is sanctioned.
What the approval work covers
The part of the job that has less to do with instruments and everything to do with knowing the file.
- Layout planning aligned to the applicable development control rules
- Documentation and file preparation for submission
- Submission and follow-up with Town Planning, Collectorate and local bodies
- Scrutiny remarks answered and drawings revised as required
- Dues, deposits and charges computed and tracked
- Follow-through to final sanction and release of the approved set
Wrong format
A drawing that does not carry what the scrutiny clerk needs comes straight back. Format is not a detail.
Unanswered remarks
Remarks sit until someone answers them properly. Following up is the work, and we do it.
Missing documents
Title, 7/12, NOCs, dues receipts — a file is only as fast as its weakest paper.
Four steps, no surprises.
File build
Drawings, area statement and documents assembled to department format.
Submission
File lodged, acknowledgement taken, scrutiny track opened.
Remarks
Queries answered, revisions made, dues computed and paid.
Sanction
Approved set released — then marked on the ground.
Layout approval and town planning liaison — asked and answered.
How long does a layout sanction take?
It depends on the authority, the parcel and how clean the title and records are. A straightforward parcel with clear documents moves in a matter of months; reservations, title questions or missing NOCs add time. We give you a realistic view at the start rather than an optimistic one.
Which authority approves my layout?
That depends on where the land sits — inside municipal limits, within a planning authority area, or in the rest of the district under the Collectorate. Establishing which route applies is the first thing we check, because the drawing set differs.
Do you handle the dues and deposits?
We compute them, tell you what falls due at which stage, and track the receipts into the file. The payments are made by you or in your name — we keep the paperwork straight.
Can you take over a file someone else started?
Often, yes. We read what has been submitted, find out where it stalled, and tell you honestly whether it is better to push the existing file or to submit a corrected one.
