Our story

Three decades, one standard.

A surveying practice that began in 1992 and continues under Landmark Surveys today — more than thirty years spent establishing the truth of a piece of land, and carrying it all the way to a sanctioned, usable layout.

Built on getting the measurement right.

The practice began in 1992, when Dinesh Patil co-founded Khot & Patil Associates. Those were the years that set the standard — chain and plane table, revenue records, disputed boundaries walked on foot — and the years the work grew vast in scope. He worked on surveys for CIDCO at Aurangabad, Nashik and Nagpur, across multiple MIDC industrial areas, and on large-scale layout and infrastructure projects where the drawing had to hold up to a government department's scrutiny. Thousands of hectares, industrial estates and new town sectors — ground measured plot by plot.

When the land changes hands, the survey is the one thing that has to be beyond question.

In 2008 the partnership ran its course and Dinesh Patil went on to found Landmark Surveys — the same hands, the same standard, now under his own name. Nothing about the fieldwork changed; sixteen years of experience on public-sector and large-project surveys came with him.

As the region urbanised, the work shifted from the chain to total stations, and from single boundaries to full sanctioned layouts — through every change in the rules along the way. Builders, architects, farmers and government departments came to rely on a Landmark survey as the version everyone could agree on — including the Municipal Corporation, whose Development Plan road corridors we surveyed and marked across the city.

Today the same family of surveyors handles measurement, centre-line, boundary fixing, NA layouts and the approvals that follow — so a plot can travel from raw agricultural land to sanctioned, buildable plots without ever leaving trusted hands.

That continuity is now literal. Nikhil Patil, Dinesh's son, has rejoined the firm after seven years of education and professional work in the United States — bringing modern practice back to the ground his father has been measuring since 1992. Three decades of local knowledge and record-reading, with a second generation building on it.
